Understanding the report

What is an EICR?

An Electrical Installation Condition Report, or EICR, records the condition of a property's fixed electrical installation. It covers wiring, circuits, sockets and the consumer unit, rather than a separate test of portable appliances.

The inspection and tests help identify damage, deterioration and electrical safety issues. The report records the findings and any limits on what could be inspected.

Checking your property

When might you need one?

  • Landlords arrange inspections to meet the electrical safety requirements that apply to their rented property.
  • Homebuyers may request an EICR to understand the condition of the electrics before buying.
  • Homeowners may arrange a periodic check, particularly where the previous inspection is unknown or there are concerns about the wiring.

The inspection

What the check involves

Jamie checks the accessible parts of the installation and carries out electrical tests on the circuits. This includes looking at the consumer unit, earthing and bonding, protective devices and the condition of wiring and accessories.

Access and the scope of the inspection are agreed beforehand. Some tests require the electricity to be switched off, so discuss access to the property and any equipment that needs planning around.

Your results

A clear report and next steps

The EICR gives an overall satisfactory or unsatisfactory outcome. Observations explain any issues found and distinguish between dangers, potentially dangerous conditions, further investigation and recommended improvements.

An unsatisfactory report does not automatically mean a full rewire is needed. Jamie explains any remedial work or further investigation identified, so you can discuss what needs doing next.

I have used Jamie on a number of occasions. His work is always of the highest quality and his pricing is very competitive. Jamie is a pleasure to deal with and he goes out of his way to accommodate one. I need to have a full fixed wire test of our house carried out and I will have Jamie do this. He instills confidence in me and I will continue to use him. Jamie thank you for always going out of your way and going the extra mile. Your smiling face and helpfulness are a blessing.

Jamie has completed several jobs for me, including first and second fix work in my kitchen, as well as a full electrical installation in my garden. This included running a 10mm armoured cable from the consumer unit at the front of my property, through the attic, and down to a new consumer unit in my garden shed. I now have fully compliant outdoor sockets and garden lighting, all done to regulations. It was a pleasure working with you, Jamie!
